Just like its name, The Livmore promotes enjoyable living by providing its residents with more affordable yet SMART and luxurious amenities – such as a keyless fully electronic access system – that take renting to new heights. The 43-story LEED Gold apartment tower includes a sky lounge, outdoor terrace, yoga/aerobics studio and fitness centre, theatre/screening room and games room, as well as a dog spa and outdoor dog run.

PCL’s Solution Provider thinking rescued the project from having to accommodate a potentially costly ground water discharge tank specified in the permit drawings. Our in-house experts undertook design optimization, constructability and value-engineering reviews and concluded that a far more cost-effective weeper system discharging directly into the sanitary system had the capacity to meet the day tank storage requirements. By challenging the design assumptions, PCL was able to avert a problem and save our client time and money.

The Livmore's construction involved 7 months of below-grade forming, followed by four months to reach the 5th floor, and 12 months to reach the top with an impressive average forming pace of 6.8 days per floor.

Stats:

  • 27,000 cubic meters of concrete used, same amount required for a sidewalk from the site to the City of Guelph and back
  • 34 months (or 715 working days) involved a total of 329,100 person-hours; equivalent to 1 full-time worker for 112
  • 98% of construction waste used more than 40% of regionally sourced or previously recycled products
