Nestled in the heart of Belltown, one of Seattle’s most vibrant and growing neighborhoods, stands the 41-story Arrivé tower featuring the Sound Hotel, residential units and a wide array of high-end amenities. Located minutes away from Pike Place Market and Amazon’s Worldwide headquarters, Arrivé is the perfect place to make a home or retreat for a sophisticated vacation. The Sound Hotel, located on level’s 2 through 10, pays homage to the musical history of the Seattle area. The high-rise living located above The Sound Hotel offers residents elevated design and high-end finishes including keyless entry, private terraces, walk-in closets and smartphone-controlled technology. Residents also have access to world-class amenities including an outdoor entertaining and barbeque area, a dog-walking and grooming area, yoga studio and state-of-the-art gym.  

When Arrivé first broke ground in 2015, the project had a different owner and was known as the Potala Tower. The previous owner encountered legal issues and the project sat vacant for almost a year before The Molasky Group and Binjiang Tower Corporation took ownership. With new ownership, came a higher design aesthetic. To accomplish the new owner’s elevated expectations, PCL’s team built full-scale 3D mockups of both the residential and hotel units to ensure all changes and updated finishes were incorporated while also mitigating foreseeable challenges.  

Arrivé’s footprint encompassed the entire project site, which was situated mid-block in downtown Seattle with no corner entry. This posed a challenge for access to construction equipment and deliveries and necessitated a high-degree of coordination and just-in-time deliveries. We implemented Lean construction principles, such as the Last Planner® System and Pull Planning to ensure the planning and coordination around the construction schedule was mapped out and embraced by the team, while also meeting the work power required in the tight labor market. These Lean principles aided in producing predictable workflows, and ensured every stakeholder worked with the end goal in mind, milestone-by-milestone, to deliver the project on schedule.  

Arrivé now stands tall ready to offer an exceptional “high-value” experience to both guests and residents alike.
